Market Update

Have you, like me, noticed that the market seems to have picked up in the last week? Could this be the Spring Market of old poking its head out of the sand?


Well, no. The days of a flood of listings with buyers purchasing homes within 2-3% of the list price are not on the horizon. BUT - there are significantly more listings on the market than there were even just a week ago. And I do believe that as the weather continues to improve and we head out on muddy hikes and sunny Sundays at the outdoor cafes along Park Avenue, we’ll also see more and more listings popping up. The “new” Spring Market is just weeks away - buckle up!

So what does this mean for buyers? It means that instead of being one of 40 offers, you’ll be competing with about 15 other would-be homeowners instead. Maybe that doesn’t make you shout from the rooftops, but hopefully it does make you feel more confident about your prospects!

And sellers - is this bad news for you? Should you just hunker down and wait? A resounding NO. Properties will continue to sell for record prices with every contingency favoring the seller (that is, nearly no contingencies). In short, you’re in the driver’s seat. Again. Still. Take advantage of it!

Spring Market is *almost* here!


Buyers: If you’ve put your search on hold, now is the time to start dipping your toes back into the water.


Sellers: You are large and in charge!

My family has always loved hiking and we’ve decided to really embrace it and explore this year. I'm a big fan of the Finger Lakes Trail! It’s over 950 miles of trail maintained by volunteers. They have everything from easy to difficult hike maps, fun challenges for adults and kids, pros and beginners, plus workshops and updates on trail conditions.
